Do I need to / I want to apply for Planning permission for a detached garage, shed or outbuilding at my house?
This depends on the type of property, the location of the work and its overall size.

If you want to be certain that your proposal does not require planning permission you can apply for a certificate called a "Lawful Development Certificate" (LDC).
It is not compulsory to have an LDC but there may be times when you need one to confirm that the use, operation or activity named in it, is lawful for planning control purposes. Click

You need to send in an application form, a drawing showing all dimensions and what you are planning to do, as well as a fee, to Planning Department, Council Offices, Kiln Road, Benfleet, Essex SS7 1TF.

Generally permission is not required for a wall , fence, gate or other means of enclosure less than 1 metre high alongside a highway used by vehicles and 2 metres high elsewhere; you should also check the property deeds since covenants may also limit the type and height of any enclosure.

You will need to look on your deeds. If you have a mortgage, your deeds are usually with your bank, building society or mortgage provider. Alternatively, you can contact the Land Registry on 01733 288288 or their website is: http://www.landregisteronline.gov.uk . There is a charge by the Land Registry for obtaining this information.
Is your property council owned?
