Property Insurance
If a Council property is damaged, the Council’s insurance policies would cover the cost of repairing the structure of the building and the landlord’s fixtures and fittings.
However, the contents that belong to the tenant of the property such as carpets and furniture etc are not covered by the Council’s insurance policies.
For this reason that the Council strongly recommends that every tenant should purchase a contents insurance policy.
Contents Insurance is available from a variety of insurance companies. Contents insurance policies may also include Public Liability Insurance. Public Liability Insurance covers anyone who is in (or near) your home and suffers injury or death. Whilst it is not a requirement of your tenancy agreement to take out such cover you may wish to consider this.
Personal Injury or Damage to Personal Property
If a tenant or any member of the public feel that they have sustained injury or damage to property/possessions due to the Council’s negligence they can make a claim against the Council.
All claims should be made to the Council in writing to the following address:
Castle Point Borough Council,
Kiln Road,
Thundersley,
Benfleet,
Essex SS7 1TF
On receipt of a letter detailing the claim circumstances the claim will be processed within the established legal timescales.
If, after investigation of the claim circumstances, it is found that responsibility for the incident lies with the Council, our insurers will settle the claim. However, if responsibility is found to lie with another organisation, such as a contractor, our insurers will pass the claim on to them and advise the claimant accordingly.
