Introduction
Castle Point Borough Council ("the Council") have designed a Council Housing Rent Setting Policy that follows the Regulator of Social Housing Rent Standard, April 2025.
A fair approach
The setting of rents for social housing follows a government formula to ensure rents remain affordable. The formula takes into account the property value and local income, and means it’s fair to everyone who has a social housing tenancy.
What is the formula for setting rents
The formula is based on the following factors:
- 30% of the rent is based on relative property values
- 70% of the rent is based on relative local earnings
- Rent is also based on the number of bedrooms your home has
Annual rent reviews
We review rents every year. We will send you a letter telling you about your new rent. We will give you at least 4 weeks’ notice of your new charges.
What about leaseholders?
The service charges we apply to leaseholders is not covered by the Rent Setting Policy, this is covered in a separate Service Charge Policy currently under development.
