Introduction
Castle Point Borough Council ("the Council") have designed a Council Housing Electrical Safety Policy with the safety of our tenants at the core.
A safety first approach
The Council will inspect the electrical installations in all tenants’ homes, and all communal areas. We will not check the electrics in leaseholders homes.
Inspections and Testing
Regular EICRs are carried out on electrical installations, with specific intervals for different situations:
• Every five years (or earlier if required)
• After significant upgrades
• At each change of tenancy
• Before new properties are occupied
The Council will keep the certificates and store the evidence on our IT system.
Repairs and maintenance
Defective parts of electrical installations are promptly repaired or renewed.
Tenants responsibilities
Tenants are expected to report repairs and grant access when requested by the Council or one of our contractors.

What about leaseholders?
Leaseholders are responsible for the electrics in their own home as per the Lease Agreement.
